The majority of property buyers don’t do their homework first. They make an offer on a property and then scramble to get an inspection; they call around and usually make decisions on the lowest inspection price. Or they have a recommended inspector from a realtor (Red Flag). Nice to save a few bucks, but is it worth the thousands more! Honestly, you need to find out who your inspector is; credentials and experience are key.

Have you thought about inspection service? What is your inspector going to do for you? I honestly believe this is a huge thing that consumers aren’t informed enough about. Many inspectors do what is called “on-site reporting” – we do not do this. We believe providing the best possible service to our client, you, is most important and that involves spending as much time as we require on site.

A home or building is a huge purchase, so you want to know everything possible about what you are buying. A thorough inspection takes time, and time is what we dedicate to you. We don’t just slap together a report and drive off to our next client. Property inspections can range from 4 to 8 hours or longer. This will depend on many factors; age of the building, square footage, what components are in the property, etc. We don’t put a time limit on our inspections – we take as long as we need to. With no time limit, we are able to complete the most thorough inspection and answer any and all questions you might have. We feel it’s in the best interest of our client to make sure that they truly have the property inspection that they deserve.

Not only do we thoroughly go through the whole property with you, we also take the time to educate you. We provide you with all the answers to any questions you have. If we don’t have the answer, we will do the research and provide it to you.

After we complete the on-site inspection, we prepare our report. The report system we use is considered to be number 1 in the industry. The written report usually takes between 3 to 5 hours to complete. We do the necessary research, such as checking for furnace recalls, we review the pictures taken on-site and provide photos for all deficiencies noted. After the report is finished we send the report to you, and we have a conversation on the phone or in person to make sure you understand everything in the report and make sure you completely understand any and all issues that have come up through the inspection process. We do not rush this process; you are spending hundreds and thousands of dollars and we realize this.

If needed, we can provide you with names and numbers of licensed trades in the industry that we deal with. These trades are the best that we know of. If you require further evaluation on something, for example furnace servicing, we can provide you the right person. We do go the extra mile for you in hopes that you feel that you have gained the knowledge in knowing all the facts to what you are purchasing. This is how we always will do our business. You get educated and quality reporting with experience and a wealth of information that we believe is worth every hard earned dollar you spend to have us do your inspection.
